Dover's Rural Character
Dover is about 20 miles east of Tampa between Brandon and Plant City, and it still feels rural. Larger lots (many over an acre), agricultural parcels, and fewer deed restrictions than the HOA-heavy communities closer to Tampa. Properties along Dover Road and Sydney Road feature older Florida ranch homes on multi-acre lots alongside modest newer subdivisions. Strawberry Crest High School and Dover District Park anchor the community.
Dover's Well Water
A big factor in Dover is well water irrigation. Well water here has higher mineral content — iron, calcium, sulfur — than treated municipal water. Iron causes orange staining on concrete and fences (making pressure washing a popular add-on). Sulfur affects soil pH over time. I include soil pH testing in my Dover health programs that accounts for well water's cumulative mineral impact, and my irrigation service includes well-specific maintenance like filter cleaning and mineral deposit removal from spray heads.
Dover's Bigger Properties
Dover lots often run half an acre to 5+ acres. That means different equipment (my 60–72 inch commercial deck mowers), longer service windows, and pricing that reflects the additional time. Some Dover homeowners have mixed-use properties with maintained lawn areas and natural zones — I work with each owner to define what gets maintained and what stays natural.
