FishHawk operates under an architectural review board that's stricter than typical HOAs. Approved plant species only, dark-colored hardwood mulch in most sections, specific hedge profiles, and turf quality standards. I keep a current reference copy of the guidelines, and every landscape design proposal I submit for FishHawk properties uses only approved plants. If you hire a landscaper who hasn't read the ARB rules, you're setting yourself up for a rejection letter.
FishHawk's Sub-Communities
FishHawk is actually several distinct communities: FishHawk Ranch (original, 2000s homes, mature landscaping), FishHawk Trails (newer, 2010s, planned amenities), Preserve at FishHawk (larger estate lots, conservation borders), Starling (move-up buyers, modern builds), and Encore (55+ active adult by David Weekley, single-story homes). Each has slightly different lot sizes, landscaping character, and maintenance needs. My crews assigned to FishHawk understand the differences.
