Lithia's Estate Properties
Lithia is different from Brandon and Riverview — bigger lots, higher incomes (median around $126,000), and premium expectations. Properties range from standard quarter-acre FishHawk lots to multi-acre estates along Lithia Pinecrest Road and CR-640. I carry commercial wide-deck mowers on my Lithia routes for efficient large-property service. Some Lithia homeowners maintain equestrian-adjacent properties where I need to work around paddock areas and stable surroundings — that's not something every lawn guy knows how to handle.
FishHawk Standards
FishHawk Ranch is the dominant community in Lithia, and it operates under an architectural review board with landscape standards that go beyond typical HOAs. They have approved plant species lists, mulch color specs (dark hardwood in most sections), specific hedge height and shape requirements, and turf quality standards. I keep a current copy of FishHawk's guidelines and my landscape design proposals always reference their approved plant list. If you're in FishHawk and you're hiring a landscaper who hasn't read the ARB rules, you're rolling the dice.
Lithia's Natural Environment
Lithia's proximity to the Alafia River and Lithia Springs Park creates a natural environment different from urban Brandon. More native vegetation, more wildlife, different pest pressure in properties that border conservation areas. I factor all of this into my recommendations for Lithia clients — plant selection, pest prevention timing, and irrigation strategy all adjust for Lithia's specific conditions.
